The over-talked about Balloon Boy

It is all too talked about at this point, but it seems as though the balloon boy’s parents have pleaded guilty to influencing a public official today. I guess some planes were even diverted as the balloon headed down towards DIA, and they don’t know what the outcome will be from having the FAA having to intervene to redirect the flights.
I think that this was probably the best outcome (with them pleading guilty), because from all accounts that I have seen, that whole family is a bit crazy. Best of luck to them…er… I think?

Hello out there! We have been busy working away these last couple of days, and have forgotten to keep you all up to date on your news and what is going on here at the Crosswood Office! But I have a little down time and am excited to be able to update you all on the goings-on’s here!
We are moving houses now. We hit a slump for a while, and now it seems all that waiting has paid off as some of the houses are finally closing. We were also all excited to hear that the first time home buyers’ tax credit had been extended and there is some credit for non-first time home buyers as well! We have really seen that this first-time home buyers’ credit is helping the market segment that we are currently working with. So we hope it keeps this slowly moving along.
Not a huge fan of the weather today. It is gloomy and looks to be ready to start snowing. Though I am ready for a snowstorm; cuddle up with a loved one, watch a movie, and drink some cocoa!
I will post some interesting news articles as the day progresses to keep you all informed!

Hello hello! Sorry for the delay in post from my usual Friday postings. I was very busy working in the office and getting our usual weekly mailings ready for departure.
We had our first snow here in Fort Collins, and most of Colorado for that matter. A very early snow, especially how much we had (2-4″)! We are supposedly in for a very cold and wet winter according to the Farmer’s Almanac. So looks as though we are on route for that!
Things here in the office are moving along steadily as usual! Keep listing houses, and lining up others for closings as well.
Classes are going amazing as always. We had a few field trips to various real estate sites, and gained invaluable experience from them as well.

Hello blogosphere! Adrian here again. I was off last week as the rest of the office decide to take a much needed holiday, and enjoyed the lovely fall weather we were having (and are still having!). But back to the grind now and to scouring the net for some rather interesting articles for you all to enjoy.
Well first off: Congrats to Rio de Janeiro for winning the 2016 olympic bid! Great to see it go to South America for the first time! Can’t wait to see the beautiful scenery there in 7 years!
Very excited to see the groundbreaking on the North College site in Fort Collins. Even more exciting as the developer is the professor in my development class. Great knowledge/ experience will be gained from the class! And I also am excited to see the final product in the next few years, as the plans already look stunning.
And HELLO FALL! It seems that all this wind and cool air has sent the trees into fall-color-changing-mode rather quickly. But no complaints here, with all the beautiful colors I am seeing around town! I may head up to Estes or RMNP this weekend to really get a great look at the leaves.
And finally, we are coming up on CSU’s homecoming week! It will be a great week, and the parade and game are next weekend! GO RAMS!
Updates and The Dow hits 12 month highs

Adrian here again! Another week has flown by, and I can’t believe that I have been in classes for a week already. I helped organize and run the inauguration of Tony Frank and Joe Blake. Great new chapter has begun here at CSU. Proud to be a RAM! Below is an interesting article that I just stumbled upon.
According to a recent CNN article, there dow has hit its highs for the year, these last few days. What do you all think what this means? Is it a fake run up, or could this leading indicator show that we things may start unfreezing and clearing up?
The One Way Information Highway

How is information passed back and forth between us and the banks? When we send them documents and such it is usually by fax although when we are assigned a negotiator, they prefer to communicate via email. Before the negotiator is assigned, we phone in to a call center and talk to whoever answers the phone. That person has access to a computer database that has notes and other information concerning the file. We find out if we are missing information by asking. Rarely does the bank contact us to let us know if they need anything – we have to ask and sometimes ask more than once. Today, we called in and found out one of our short sales had been approved several days ago. No one told us! Approvals are time sensitive and have deadlines, yet we were not notified. A clear reminder we must always press forward and be proactive on this one way information highway.
Almost Lost It!

The homeowners tried to get a loan modification – some sort of work out with the mortgage company so they could keep their house. One spouse was out of work and they needed the house payment lowered. Denied! The bank holding the mortgage said “No, you have to move out.” So they rented another house and prepared to move. One thing they did was call us and have us sell the house so that instead of it going back to the bank in foreclosure it would be a short sale and they could avoid all the negatives that went along with a foreclosure. Then the unemployed spouse got a job. Great, right? Well, the bank sees there is more income and decide the family is making too much money so they cancel the short sale. After pulling our hair out, we re-run all the numbers and find out that with the extra money they have to pay for the rented house, they qualify for the short sale after all! Remember, with banks, it is all about the numbers.

Hello! It’s friday, so I (Adrian) am here in the office today! Can’t believe another week has flown by, they just keep moving faster and faster!
Here is an interesting local article that I stumbled upon that deals with us here locally! There seems to be a legal dispute with some land in Crystal lakes with the homeowners and with the U.S. Forest Service. The bill passed the state senate and is headed to the US senate for review. Bidding War!!

When a house is in foreclosure and if it shows poorly - perhaps it is vacant and in need of repairs and maintenance, the best way to get it sold is the price. For example, I can have a house priced at $175K. This price is high but I want to show the bank what the house is NOT worth. I may get one or two showings a week, or I may get none. So, after about two weeks, I drop the price to $165K. Now, I get three or four showings a week and the feedback contains comments like – doesn’t show well, too much work to fix up, and the like. The next drop in price is to $155K. Now there is a lot more interest. Showings are up to one a day but still no offers. Price reduction to $149,900 – BINGO! Now everybody wants it! First one offer comes in, then another – both for full price. Before these two offers can be analyzed, a third comes in for $2,000 over the asking price. I go back to the other two and tell them there competing offers and ask them to come back with their highest and best price. One raises their offer to $154K and the other to $155K. I meet with the sellers and we put it under contract for $155K which is what the place is worth in this market. Price plays a big part in getting a house like this under contract.
